Availability

If the property cannot be made available for the period booked due to events beyond the Owners’ control and the Owners are forced to

cancel the booking, the hire charge will be refunded in full and the Client will have no further claim against the Owner.

Services

Electricity, heating, bed linen and towels are included in the hire charge. 

Electric Vehicles

The cottage electrics have not been insured, PAT tested or certified for electric vehicles to be charged from the property.  Doing so is in breach of our fire safety and health and safety risk assessments, which invalidates our insurance policy.  If guests are found using the cottage electricity supply to charge vehicles - guests will be charged accordingly, and risk having their stay immediately terminated.  We are happy to provide details of local EV charge points.

Dogs

Ocean View accepts up to two medium, well behaved dogs in the property for an additional charge of £50 per dog. Young dogs / puppies, aged 12 months old or under are not permitted. Dogs are not permitted on furniture, sofas, or upstairs in the property, in bedrooms / on beds, and a stair gate is in place to help with this.

 

Any significant amount of dog hair found on bedding or where we suspect a dog has been sleeping on bedding, we have the right to retain your damage deposit to cover the cost of replacement bedding and additional cleaning required.  Additional cleaning above and beyond ‘normal’ cleaning, is charged at £35/hour.

 

Dogs are not to be left alone in the property - in exceptional cases, they can be crated unless you can guarantee it won’t do any damage.

 

You are required to clean up after your dog throughout your stay, this includes in the garden, the driveway and in the surrounding lanes.

Non Smoking

Ocean View is a non-smoking property. This includes vaping.

Linen & Furniture

Bed linen and towels are supplied at the start of the holiday.

If you wish to have a further change of clean bed linen and towels during your holiday, this can be arranged at an additional charge. Extra linen and towels can also be hired from us at an additional charge.

 

A travel cot and high chair is available at the property. please bring your own cot linen.

Please refrain from moving furniture around. This includes pushing beds together or moving the sofas, which marks/damages the carpet.  Damage to any fixtures or fittings as a result of guests moving furniture about, will be charged.

Period of Let

The Let will commence at 4pm on day of arrival and will terminate at 10am on day of departure. The property is let only for holiday purposes  and only to the persons named on the booking form.​

Booking and Payment

A booking is accepted following completion of the booking form and confirmation of availability. A booking deposit of £350 is payable when a booking is made. The balance of the hire charge is payable 4 weeks before the commencement of the letting period.

If the balance is not received by this date, we will be entitled to re-let the property and the deposit will be forfeited by the Client. For

bookings made less than 6 weeks in advance, full payment is required at the time of booking. Once the booking is confirmed by  Ocean View, the Client is responsible for the full hire charge. We accept Bank Transfer as method of payment.

Breakages and Damage Deposit

For the benefit of the next guests staying in the property, please advise us of any breakage or damage that occurs during your stay. Damage to the property, its contents or its fixtures or fittings, must be reported to the owner immediately, not ‘saved’ for check-out.  If you lose, damage, mark or break any item of furniture, fixtures and fittings, fabric of the property or building or any of its contents, you will be liable to us for the full cost of repair or replacement.  

Every booking will have an additional Refundable Deposit of £250 which is due 4 weeks prior your stay. Please note that the provision of the £250 damage deposit does not limit your liability for damage to this amount and you will be liable to us for the full amount of any damage or losses. Provided there is no loss or damage, any damage deposit taken will be refunded within 7 working days following the end of your holiday.

Cancellations

Should the Client wish to make a cancellation, we will seek to re-let the property for the hire period. If successful in

doing so, a full refund will be issued. If not, the deposit will be forfeited by the Client. If the cancellation occurs less than 4 weeks prior to hire and Ocean View is unable to re-let for the period, then the entire hire charge will be forfeited by the client. Clients are strongly advised to take out a Holiday

Cancellation Insurance Policy.

Care of Property

It is the Client’s responsibility to take reasonable and proper care of the property, its furniture, pictures, fittings and effects in and around the property and leave them in the same clean and tidy condition and state of repair as they found them. In exceptional circumstances, additional cleaning charges will be imposed depending on the state of the property at the end of the letting period. It is also the responsibility of the Client to ensure that the property is left secure at all times when it is unoccupied during the period of let.

Liability

Ocean View shall have no liability for any, personal injury, death, damage or loss of personal property unless this results from our own

negligence.

Injury, Loss or Damage

The use of the property and its equipment is entirely at the Client’s risk. Ocean View does not accept responsibility for injury sustained by the Client and/or a member of his or her party, nor for loss or damage to their belongings including motor vehicles.

Right of Entry

We reserves the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential repairs, cleaning and maintenance.

Contract of Hire

This Contract of Hire is between the Client and the Ocean View, the owners of the property.

Please note that by signing the booking form and/or making an email or telephone booking with the deposit/hire charge paid, you have accepted these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms and conditions. A legally binding contract has been entered into. Ocean View reserves the right to demand the immediate departure of any guests who fail to comply

with these Terms & Conditions and for conduct deemed to be detrimental to the property.

 

All the information on our literature and website is believed to be correct but we cannot accept liability for losses arising from any unforeseen changes, errors or misunderstandings and we reserve the right to alter or amend the facilities we offer.
